Gallatin population  

Gallatin is the eighth-fastest growing city in Tennessee, with a population growth of over 50% between the 2010 and 2020 censuses. With more than 15,000 residents in the last 10 years, the city is currently the 18th most populated city in Tennessee.  Gallatin has a relatively young population, with 23% under 18 years old and only 16.6% over the age of 65.   

  

Gallatin location & geography  

Gallatin is located in the Central Standard Timezone and enjoys a variety of weather throughout the year. The typical temperature in Gallatin ranges from 30°F to 88°F and is rarely below 15°F or above 95°F. The warmest weather ranges from May to October, with summers being fairly hot and muggy. July is the hottest and second wettest month in the city. To escape the heat of summer, residents can enjoy the nearby Old Hickory Lake, a popular destination for fishing and watersports.   

  

Gallatin history & culture  

The city of Gallatin was founded in 1802 and first incorporated in 1815, but life wasn’t easy for the first residents. A cholera epidemic ripped through the town in 1873, killing 1 out of every 15 people, and a series of devastating fires destroyed chunks of North Water Avenue. After those tragedies, the city planners rebuilt the downtown with brick. Many of those buildings remain today. These notable events led to many ghost stories and local lore about the downtown.   

  

Gallatin real estate  

The explosive growth of Gallatin has caused a boom in residential real estate construction as well. 2020 saw a record number of building permit applications! The real estate market in Gallatin and the rest of Sumner County remains hotter than ever. The median listing price of a home in Gallatin was $404,900 as of March 2022, which is an increase of 15.7% year-over-year. The average price per square foot on these listings was $213.
